Flemish renovation grant 2026
One condition
wipes out the rest
Anyone who replaces exterior joinery and does not meet the ventilation condition receives no grant. Not a smaller grant. None. It does not depend on your income, and it is the first thing we check, before we talk about glass.
The amounts, as they stand in the decree
- Bracket 4, the lowest income: up to 50 per cent of the amount excluding VAT, capped at 5,250 euros.
- Bracket 3: up to 35 per cent, capped at 3,675 euros.
- Brackets 1 and 2 receive nothing for windows and doors since 1 March 2026.
The numbering runs against intuition: bracket 1 is the highest income, bracket 4 the lowest. Whoever earns least receives most.
The arithmetic
Fifty per cent is rarely fifty per cent
The invoice counts between 1,000 and 10,500 euros excluding VAT. Below a thousand you get nothing. Above 10,500 the excess does not count. In practice that means this:
So doing a large facade in one go pulls the percentage down. That is not a reason to avoid it, but it is a reason to know it before you sign.
The rest of the conditions
What else can sink a file
- The work must be done by a contractor, with a final invoice and the job finished. Fitting it yourself gives nothing.
- The dwelling must have been connected to the electricity grid before 1 January 2006.
- The glazing must reach a Ug of 1.0 W/m²K or lower.
- Once every five years per dwelling for the same category of work.
- If you rent out on the private market you fall automatically into bracket 1. If you rent through a housing company you are treated as bracket 4.
- If you replace only the glass in the existing frame, a different scheme applies: a flat rate per square metre, with no ventilation condition.
What we do and what we do not
We do not submit your file. The application stays in your name and under your responsibility, and that is deliberate. What we do provide is the invoice with the details the file needs, and at the survey we tell you whether your situation meets the ventilation condition or not.
Amounts and conditions from the decree of the Flemish Government of 19 December 2025, published in the Belgian Official Gazette on 30 December 2025. Rules change. Check the current position with the Flemish authorities before making a decision based on a figure.
First check whether you qualify
That takes ten minutes at the kitchen table and it saves you a file that gets refused anyway.
